Peabody Trust - Enfield

About Peabody Trust

Peabody Trust was founded in 1862. It is one of London’s oldest and largest housing associations with 107,000 homes and 220,000 residents spread across London and the home counties.

Peabody also provides care and support services to 17,500 customers. In April 2022, they merged with Catalyst and group turnover reached £1.1bn a year later.

Background

Peabody is improving the energy efficiency of their homes. By 2050, they want every home to achieve an average EPC B rating (SAP 81).

In 2023, they fitted 266 homes with solar panels and batteries and secured £25m in SHDF funding to improve 6,539 homes with an EPC rating of D or below.

The challenge

Peabody residents in Dells Wood Close, Enfield, were experiencing high energy bills and discomfort in winter due to outdated electrical heating systems.

Residents homes were built without gas, so were heated by electric storage heaters. Energy was also being wasted due to poor insulation.

How we helped

A range of measures would be installed by our team including solar panels, air source heat pumps and insulation.

The project kicked off by liaising with the residents. Our community officer explained what we were going to do, how long it would take, the disruption they could expect and the benefits they would enjoy afterwards.

We then performed energy audits for each home, before scheduling installations with residents.

The project was completed in less than 6 weeks.

Results

The renewable measures we installed resulted in cutting up to 141 tonnes of carbon emissions and improved the energy efficiency rating of all the homes.

Residents now have warmer, more comfortable, energy-efficient homes and are saving up to 50% on their energy bills every month.
